Buyer & seller advice

Legal advice for buying
and selling in Scotland.

Scottish property law works differently from the rest of the UK. Here's a plain-English overview of missives, conveyancing and the solicitor's role, and how Gibson connects you with trusted local firms.

Do I need a solicitor?

In Scotland you'll need a solicitor to submit or accept a formal offer. They handle the contract (the 'missives'), search the title and manage funds at settlement. Gibson can introduce you to trusted local firms if you don't already have one.

What are missives?

Missives are the formal letters exchanged between the buyer's and seller's solicitors that create a binding contract. Once concluded, both parties are legally committed to the sale, different from the exchange/completion split used in England.

What does conveyancing cost?

Legal fees vary by property value and complexity but typically run £700–£1,500 plus VAT and outlays. We'll always encourage you to get a written quote up front so there are no surprises at settlement.
