If you're selling a home in Scotland you'll need a Home Report before it can go on the market. Here's what's inside, who pays for it, and how Gibson takes care of it for you.

What is a Home Report?

A Home Report is a pack of three documents Scottish sellers must legally provide before marketing a property: a Single Survey, an Energy Report, and a Property Questionnaire completed by the seller.

Who pays for the Home Report?

The seller pays, and the cost typically ranges from around £400 to £900 plus VAT depending on property size and value. Gibson works with trusted local surveyors and can arrange yours at a competitive rate.

How long is it valid for?

A Home Report is valid for twelve weeks from the date of inspection. If your property hasn't sold within that window you may need to refresh it, we'll keep an eye on the date.
